How to Prevent Frozen Pipes in a Montana Winter

Every winter in Helena, we get dozens of emergency calls for burst pipes. The pattern is almost always the same: a multi-day cold snap drops temperatures into the negative teens, the wind picks up, and a pipe that has lived quietly inside an exterior wall for thirty years finally gives up. By the time the homeowner notices the water spreading across the basement floor, hundreds of gallons have already poured into the framing, drywall, insulation, and flooring.

The physics behind a burst pipe surprises most people. Water does not simply leak out of the frozen section — that part is a solid plug of ice. The damage actually happens between the ice plug and a closed faucet, where pressure builds to thousands of psi as the freeze advances. Eventually the weakest fitting or the thinnest section of pipe lets go, often nowhere near the actual ice. Copper, CPVC, galvanized steel, and even flexible PEX can all rupture under that kind of pressure.

The good news is that almost every burst pipe we see was preventable with thirty minutes of preparation in the fall and a few small habits during cold snaps. Here is what every Helena homeowner should know.

The Most Vulnerable Areas in a Helena Home

Not all pipes are equally at risk. The water inside your daily-use lines, behind interior walls in the heated envelope of your home, almost never freezes. The trouble spots are the pipes that run through unconditioned space, especially when wind can find its way in through a foundation vent or a sill plate gap.

  • Uninsulated crawlspaces, especially under additions and bump-outs
  • Exterior walls, particularly north-facing and west-facing walls that take the prevailing winter wind
  • Attached and detached garages, including hose bibs and water lines for utility sinks
  • Kitchen and bathroom cabinets that back up to outside walls
  • Pipes running through unheated mudrooms, sunrooms, or bonus rooms above garages
  • Outdoor spigots (sillcocks) and irrigation lines that were not blown out before the first hard freeze

Steps to Protect Your Pipes Before the Cold Hits

Insulate Every Exposed Pipe

Any water line you can see in a basement, crawlspace, or garage should be wrapped in foam insulation sleeves. The pre-slit black or gray foam sold at any hardware store costs about a dollar a foot and slides on in seconds. Pay special attention to elbows and tees — the corners are where homeowners typically leave gaps. For pipes in the most extreme cold spots, professional heat tape (a self-regulating heated wire wrapped around the pipe and plugged into an outlet) provides active protection on the coldest nights. Always follow the manufacturer's instructions for wattage and installation method to avoid fire hazards, and never use heat tape under standard foam insulation unless the product is specifically rated for it.

Seal the Air Leaks

Insulation only works if the pipe is not sitting in a stream of moving sub-zero air. Walk your basement and crawlspace with a stick of incense on a windy day and watch where the smoke moves. Foundation vents, sill plate gaps, dryer vent penetrations, and gaps around water service entries are all common air leak points. A few cans of spray foam, some weatherstripping, and a roll of foil tape will pay for themselves the first winter.

Let Faucets Drip on the Coldest Nights

When the forecast calls for highs in the single digits or below, let a small steady trickle of cold water drip from faucets served by exposed pipes. Both the hot and cold side need to drip if both are vulnerable. Moving water takes much longer to freeze than still water, and more importantly, the open faucet relieves the pressure buildup if a section of pipe does start to freeze. The slight increase in your water bill is a rounding error compared to a single burst-pipe repair.

Open Cabinet Doors

Open the doors of any cabinet that backs up to an exterior wall — especially under kitchen sinks and bathroom vanities on the perimeter of the house. This lets the warm air in the room circulate around the pipes instead of leaving them isolated in a cold pocket.

Keep the Heat On When You Travel

If you are leaving town for a winter vacation, never turn your heat completely off. Leave the thermostat set to at least 55°F, and ask a neighbor to swing by once a day to make sure the boiler or furnace is still running. If you are leaving for more than a couple of weeks during the heart of winter, consider shutting off the water at the main, opening every faucet, and draining the system — that way no amount of cold can do damage.

Disconnect Garden Hoses Before the First Freeze

This one catches more Helena homeowners than anything else. Before the first hard freeze (typically mid-October), walk around the house and disconnect every garden hose from every exterior spigot. If a hose is left attached, water cannot drain out of the spigot when you close the valve. That trapped water freezes inside the spigot, expands back into the copper line inside the wall, and splits the pipe. The leak does not show until the spring thaw, when it pours into your wall every time someone uses the hose.

Winterize Outdoor Faucets and Irrigation

If your outdoor spigots are not the modern frost-free style, install insulated faucet covers (the foam-filled domes that strap over the spigot) every fall. For underground irrigation systems, have them professionally blown out with compressed air before mid-October. Standard valve shutoffs do not remove the water trapped in the lines.

What to Do If You Suspect a Pipe Has Already Frozen

If you turn on a faucet and only a trickle (or nothing) comes out while temperatures are below freezing, you likely have a frozen pipe somewhere upstream. First, leave the faucet open — that gives the ice somewhere to expand as it thaws. Then try to locate the frozen section by feeling along accessible pipes for cold spots.

You can safely thaw an exposed pipe using a hair dryer, an electric heat gun on low, or a portable space heater pointed at the suspected frozen section. Always work from the faucet end of the pipe back toward the frozen plug, so the meltwater has somewhere to go. Never, under any circumstances, use an open flame, a propane torch, or a kerosene heater inside the home — house fires from improvised pipe-thawing are tragically common every winter.

If you cannot locate the frozen section, if it is inside a wall, or if you suspect the pipe has already split and is just dammed up by the ice, shut off your main water valve immediately and call us. The faster we get there, the less damage you will be cleaning up later.
